The Site

At the heart of Ascot High Street, just a short walk to the train station, our site has the potential to become a vibrant new part of the town centre for existing and future residents to enjoy.

On the southern side of the High Street, at the corner of High Street and Station Hill, the 2.77-hectare site extends south towards Ascot Wood and Ascot Railway Station and is currently used as a car park for the racecourse.

There are two entrances to the site from the High Street and one from Station Hill.

Currently, the area is a mix of hard surfacing and grassed areas having been used as a car park associated with the racecourse located to the north of the High Street. It does include a large number of mature trees and we have prepared initial designs that show how we can retain as many as possible.

There are several amenities nearby that serve the existing community, including retail, food and hospitality businesses. It is our aim for the new development to complement and support local businesses, helping the area to thrive.

Our mixed-use development will positively add to the High Street with commercial floorspace (community / office / retail / café & restaurant / leisure), a range of high-quality open spaces and new homes within an attractive setting characteristics of the area.

Background

The site is part of the wider site allocation (AL16) in Windsor and Maidenhead Royal Borough Council’s recently adopted Local Plan, allocated for certain types of development or use.

Our approach incorporates the principles and vision of both the of the Princes Foundation work (2012) and the Neighbourhood Plan (2014) prepared following extensive discussions with the local community.
