Our proposals will transform the area into new place for everyone to enjoy with a new park, shops, cafes, commercial uses, a high street green, public square for a variety of events and new sustainable homes.

Over a third of the site will be publicly available open space with supporting community, leisure and retail uses that will complement the existing high street.

The proposals have been carefully designed over a long period of time to reflect the local character and village feel of Ascot.

At our first consultation in May 2022, we heard from over 1,200 members of the community about the need to revive the high street, the importance of supporting infrastructure for development, the need for car parking and how much people cared for public open space.

Consultation continued throughout 2022 and 2023, shaping our design proposals at every stage, including our latest updates to the planning application.

The additional updates have been made in response to comments from the community and feedback from other stakeholders, including statutory consultees.

We have further reduced the height, scale and massing of key buildings and refined the architectural look and feel. We have also changed the mix of uses and our car parking strategy.

The updates are summarised below:

  • A reduction in the number of homes from 133 to 117, now including more houses (38) and less apartments (79).
  • The two buildings to the front of the high street have been further stepped back to reduce the massing of the 4th floor.
  • The u-shaped building, running along Station Hill has also been reduced to 3 storeys.
  • The community space has been reduced to 278 sqm to balance the mix of uses on the site. It will be provided on a turnkey basis, ready to use immediately.
  • The commercial floorspace has also been reduced, to 1,799 sqm, to help with the desire to provide less development overall and reduce massing.
  • The roofs and architectural detailing for the southern mews houses, closest to Ascot Wood, have also been revised in scale.
  • Car parking will be improved along Station Hill, making 38 spaces available to members of the public on a short stay basis. The proposed development does not change the existing car parking along the High Street.
