Following a detailed review of feedback, London Square has now prepared an update to the scheme which increases the amount of community and commercial floor space by extending the High Street gateway building along the northern frontage of the site facing the High Street. All other elements of the scheme remain unchanged, including the delivery of 101 homes (of which 40% will be affordable).

The scheme delivers an exciting opportunity to assist with the objectives for the rejuvenation of Ascot and create an attractive place for the local community to live, work and play. We have been pleased with the feedback received to our March 2025 planning submission and the local discussions we have undertaken. We hope these final amendments, in response to feedback, will also be well received.

In summary, the main changes include:

  • Providing a new, standalone building fronting the High Street, increasing the amount of community and commercial space from 1,020 sqm overall to 1,775 sqm GIA including 381 sqm of community space;
  • Increased outdoor public piazza, which now is 507 sqm (+66 sqm) and adjoins the community and commercial units;
  • No impact on trees as a result of the changes
  • Providing more detail on how the internal and external community spaces can be used, which you can read about in more detail here (link to landscape activation report on portal)
